This 121-unit residential development is framed by two vital urban edges: the lush expanse of Ratanga Park to the west and the curvilinear movement of Century Boulevard to the east. The scheme responds with a form that is at once responsive and sculptural—a circular volume that mediates between the natural and the urban. This geometry is not merely aesthetic; it grants each apartment an expansive radial view while preserving key sightlines from the boulevard into the park, creating a sense of openness that invites the public inward. Flanking pedestrian entrances enhance permeability and ensure the development acts as a welcoming urban threshold.
Anchored by a landscaped internal courtyard with concealed parking, the building’s massing has been carefully calibrated in response to its varied context. The structure rises in three deliberate volumetric shifts: from a modest three-storey façade addressing the boulevard—where a major retail vehicular ramp necessitates a lower scale—towards a six-storey presence engaging directly with Ratanga Park. This sculptural graduation articulates a careful urban transition, stepping up from the adjacent 9 Palms residential development and aligning with the emerging commercial scale to the south.
